Design Diaries: Pioneer Mill Master Bathroom Renovation
When I first stepped into this master bath, it was clear that it had seen its prime in another era. The layout wasn’t functional, the space felt cramped, and the overall vibe screamed anything but serene. Between the tiny toilet closet, the barely usable linen closet, and a bulky tub that served as nothing more than a dust collector, I knew it was time to give this bathroom a serious upgrade.
The client’s wish list was simple but inspiring: rip out the tub to make room for a larger shower and additional closet space, reimagine the vanity setup to feel intentional and balanced, and, most importantly, infuse the space with a spa-like, organic modern vibe. Challenge accepted.
The Process: Turning Ideas into Reality
Every great transformation starts with a solid plan, and this one was no different. Here’s how I approached this master bath renovation to ensure every detail was intentional and seamless:
Meeting the Client: The process kicked off with an in-depth meeting where I took measurements of the space and got a sense of the client’s style, needs, and vision. We talked about what wasn’t working (looking at you, oversized tub) and pulled together inspiration to hone in on the vibe: organic modern with a spa-like feel.
Virtual Selection Boards: Once I had a clear understanding of the direction, I created virtual selection boards for the client’s approval. These boards showcased everything from tiles and fixtures to cabinetry and finishes, allowing them to see how the elements would come together before making final decisions.
3D Renderings: To help the client visualize the final result, I provided 3D renderings of the space. Seeing the design come to life in this way is always a game-changer—it’s the moment when clients can really picture their new space and feel confident about the plan.
Spec Sheet for the Builder: With the design finalized, I created a detailed spec sheet for the builder. This document included everything they needed, from measurements and materials to finishes and fixtures, ensuring the execution was as smooth as the design process.
This step-by-step approach not only kept the project on track but also made the entire experience stress-free for the client. It’s the perfect blend of creativity, collaboration, and practicality that makes every Studio Lee project special.
3D Renders
The Layout: From Awkward to Intentional
One of the biggest hurdles was the original vanity setup. The sinks were awkwardly close together, and the recessed lighting in the ceiling header didn’t do the space any favors—it felt heavy and dated. Removing the header instantly opened up the space and allowed me to craft a clean, symmetrical design with individual mirrors, tall cabinets for storage, and black sconces that bring a contemporary edge.
The toilet closet and linen closet had to be reworked to maximize space, and the oversized shower became the star of the show. The client wanted to keep the window, which added beautiful natural light, but once the old linen closet wall came down, the window was off-center. To solve this, I added a vertical niche to the right of the window, bringing visual balance and creating a sense of infinity within the space. It’s one of those small details that makes a big impact.
Materials That Speak Softly
For a space meant to be relaxing, I leaned on texture to tell the story. The matte-finish tiles, from the flooring to the shower surround, created a soft and cozy feel compared to the glossy finishes typical of many bathrooms. These understated materials make the space feel grounded and calm—perfect for starting or ending the day.
The earthy green tones in the custom cabinetry brought an organic warmth, while the window tied it all together by letting the outdoors in. It’s like a little retreat the client can step into every morning—no plane ticket required.
Spa-Like Simplicity
By removing the bulky tub and overhauling the dated finishes, I gave this bathroom a clean slate. The neutral color palette and natural materials created a timeless feel, while the layout now works hard for the client’s everyday needs. The oversized shower is a showstopper, but the entire space feels cohesive, calm, and unmistakably Studio Lee.
This project wasn’t just a bathroom remodel—it was a transformation into a retreat. It’s proof to me that with the right design choices, even the most cramped and dated spaces can become someone’s favorite room in the house.
